As an estate agent, we do everything we can to market your property to attract potential buyers, including ensuring your listing captivates their interest enough to make them want to view. A viewing is incredibly important, and your home needs to make an instant first impression and then continue to impress them as they explore. But it’s not just your home that needs to be ready, you do too! So how can you get yourself and your home ready for viewings?

Set the scene

The sole purpose of a viewing is for buyers to spend time in your property and not get distracted. As much as we love pets at Alexander & Co, we know what a huge distraction they can be on a viewing. Just imagine having the perfect buyer walk in, only to find they are allergic to your cat and have to leave before they have had a chance to see your entire home. It’s not just allergies or fears that are an issue, a buyer’s attention will be drawn to your pet rather than where it should be: on your home.

When, in home staging, we talk about finishing touches, we mean those the elements that tell a little of the story of your home. Think about creating small scenes in different rooms, such as a tray with some cakes and a cafetiere and a couple of coffee cups in the kitchen. hese little touches bring your home to life and will allow your buyers to easily start to see themselves living there.

Remove distractions

Give them some space

We know you desperately want to know what they thought of your home, but viewings are our time to connect with your possible buyers. Buyers want the freedom to walk around, pass comment and ask questions without feeling awkward if you’re hovering around every corner. There is an art to a viewing; it’s not just a tour of your home, we listen for buying signals and we know when to push for an offer, and when to take a step back. When it comes to viewings, your buyers are safe in our hands.

Create the right environment

‘You’d be surprised how much things like light and temperature affect a person’s opinion on a house,’ said our Dunstable Branch Director, Jason Lake. ‘We all know how uninviting a cold house is, but also how stifling a hot room is in the summer. Our advice is to keep it warm in the winter and cool in the summer.

‘Similarly, when it comes to lighting,’ Jason continued, ‘you want to make sure rooms are bright, not dark. You can do this by ensuring all blinds/curtains are open, and that you have main lights and any stand-alone lamps on, so that rooms invite you in, rather than appear gloomy. All of this makes a viewer feel more at home and creates a good impression.’

Give your buyers a viewing experience they will remember and you will quickly find yourself with a home that is sold! For more advice on how to get you and your home ready for a viewing, contact your local Alexander & Co branch today.
