You’re thinking about selling your home, but have you challenged yourself to make sure it’s the right decision for you and your property? Moving isn’t always the right solution, which may sound strange coming from an estate agent, but jumping in before you’re ready can have a detrimental effect on you, mentally as well as financially. We want you to have a wonderful experience, so before you give us a call, ask yourself:
1. Why do you want to move?
Yes, it’s a simple question, but you’d be surprised how many people haven’t really thought about the ‘why’ before the ‘for sale’ sign is up outside their home. Will the move help you achieve your goal, or are you just hoping for the best?
Remember your home is your biggest asset, so you don’t want to make a decision hastily without knowing exactly what benefits it will bring to you and your family. Yes, we’re talking to you serial movers out there, you know who you are! Moving might be fun for you, but is it really what your family needs or wants?
2. Are you financially ready?
Financial motivators can play a huge role in your decision to move. You may be looking to decrease your mortgage, or even become mortgage-free. You could have been financially trapped for a number of years and now see a window of opportunity that you don’t want to miss.
Remember, moving home in itself can prove costly, with all the associated expenses involved, including stamp duty, solicitors’ fees - and that’s before you get to the move itself. When you’re looking at the figures, ensure you have taken into account the costs as well as the benefits.
3. Are you emotionally ready?
The desire to move might be there, but are you ready to sell your home? Our homes hold a mountain of memories, and from the highs and the lows, our homes have protected us from the elements and brought the family together. Saying goodbye could be a decision that has been forced upon you, and even if it has been your decision to sell, actually doing it is a completely different thing.
Did you know that not being emotionally ready to sell your home can cause you to unwittingly hinder the sale? Your emotions will be making the decisions rather than your head, and without realising it you will be subtly sabotaging any potential sale.
4. Is your house ready to go on the market?
Life happens; we collect stuff, we scuff walls, we ignore repairs – it’s just a fact of life. But when selling your home, you need to do all that’s necessary to attract potential buyers. Are you ready to put in the work?
If you want to attract those alluring high offers, you have to get your home ready for sale, from touching up the décor to completing repairs, de-cluttering and cracking on with a deep and regimented spring clean, inside and out.
Are you ready?
There are several factors that might lead to a property not selling, but more often than not it’s because the vendor didn’t honestly ask themselves these four questions. We’re always happy to discuss your situation to see if now is the right time for you to sell.
